Application

LeakBarrier Butyl features advanced adhesive technology for installation in low temperatures down to 15°F and withstands temperatures up to 240°F. LeakBarrier Butyl is a versatile flashing membrane option that offers a moisture barrier around many design details, including window and door openings, inside and outside corners of sheathing, electrical and plumbing penetrations, wall-to-wall tie-ins, deck-to-side wall transitions, behind stone and masonry walls, sheathing panel seams, foundation sill plates, behind stucco finishes, and many other applications.

Performance and Installation

  • Performance: LeakBarrier Butyl is designed for application within a broad temperature range of 15°F (-10°C) to 120°F (48.9°C) to guarantee the best adhesion possible. Immediate coverage is recommended to safeguard the product, with exposure limited to 120 days. It’s important to periodically check for any potential damage to ensure it maintains its protective qualities. This product is noted for its compatibility with a diverse range of building materials, making it a flexible option for various construction needs. LeakBarrier Butyl can also withstand service temperatures up to 240°F (115.6°C), offering durability under extreme conditions.
  • Installation: Surfaces should be dry, clean, and smooth before installing LeakBarrier Butyl, free from dirt, debris, or sharp projections. Surfaces must be level, with no voids or damages. Repair any flaws prior to membrane application. Priming is necessary on certain substrates like gypsum board (including Dens-Glass Gold), concrete, and masonry. Conduct a field test for adhesion on all substrates; if unsatisfactory, apply a compatible primer as per the manufacturer’s guidance. If primer is used, re-prime any areas not covered by the membrane on the same day. Utilize a j-roller for even pressure application across the flashing membrane, ensuring a solid and dependable bond.

Limitations and Precautions

LeakBarrier Butyl is pressure sensitive and requires proper rolling with a j-roller to ensure optimal adhesion. For best adhesion results, apply LeakBarrier Butyl in temperatures ranging from 15°F (-10°C) to 120°F (49°C). LeakBarrier Butyl is uniquely designed as a flashing membrane for vertical walls and non-roofing applications. In situations involving horizontal installations, refrain from using fasteners and ensure the product is covered within 120 days of installation. It is crucial to inspect the product before and after installation to confirm it is free from any protrusions or damage that could affect its moisture-resisting capabilities. Most sealants are compatible with LeakBarrier Butyl; however, always consult the sealant manufacturer for compatibility information.

Warranty

LeakBarrier Butyl is warranted to be free from manufacturer’s defects.
